THE CONCORDE Jumeirah Lake Towers The expected date of completion is July 2006.

The design will include direct sunlight, reflective solar loading, shading coefficients, passive and active shading devices, both external and internal.

Innovative technologies such as new fabric materials may allow for economically viable control of solar loads further.

A selection and incorporation of the latest high-rise building system technologies will be critical to realizing successfully the goals for the project in terms of economy and efficiency.

The success of the development, its functional objectives, operational efficiency, guest and staff comfort and overall ambience and suitability for purpose will be dependant on the appropriate integration of these highly interactive technologies.

Cost analysis is being developed throughout the conceptual and schematic design process to evaluate building systems and their components against market trends, availability, initial capital cost, annual operating costs, life cycle costs and energy costs. The economic profile of the integrated building technologies are being assessed and incorporated into the final design.

Structural:

The proper international design standards, such as British Standards (BS), the Uniform Building Code (UBC), the International Building Code (IBC) and the National Fire Protection Agency (NFPA), are being taken into account.

Foundations:

The basement construction consists of a perimeter reinforced concrete wall utilizing the slurry placement technique continuous around the site, serving as a retention system and providing the necessary cutoff for the existing water table.

Suitable waterproofing materials and systems are employed for permanent protection against infiltration and/chemical degradation in all below grade spaces.

Superstructure:

The superstructure of the building consists of reinforced concrete elements designed interactively for resistance to gravity loads, wind effects and seismic forces.

The lateral resistance system includes a reinforced concrete perimeter frame at the curved façade of the tower, coupled to shear wall elements located around the elevators and staircases.

Exterior:

The unique parabolic design of the external envelope not only facilitates the maximum view to the heat-breaking marina but also give a very distinctive aesthetical style from outside.

The exterior wall system design has been chosen to reflect the desired architectural expression of the building while also providing the greatest energy efficiency and affording maximum daylight and views.

The aluminum panelized curtain wall will be a custom four-sided structurally silicone glazed system with shadow boxes where required at the spandrel and opaque core areas..The glass used for the exterior of the project will be tinted and coated in accordance with mechanical system design parameters.

Location

Concorde Tower is located on the Jumeirah Lake Towers: Dubai’s newest master planned waterfront development. The master community is located on the East bank of Sheikh Zayed Road.

 

The Jumeirah Lake Towers is a large-scale project with a total area of approx. 730,000 Sq.M., accommodating 15 building clusters. Each cluster is comprised of 3 properties designated for mixed use (residential and/or commercial) and a shared car park to be provided by the master community developers.
