The Al Barari villas location Al Barari is situated within the “royal “area of Nad al Sheba, just off the Emirates Road. It is within the larger area of Dubailand and is sold as freehold, as designated by
His Highness Sheikh Mohammed. It has a prime location being the only development to be built in close proximity to the Palace of Sheikh Maktoum, bordered only by a wildlife reserve which in turn borders Al Barari. Al
Barari stretches out over 14 million square feet. By Royal Decree nothing will be built between the Royal place and Al Barari. The development is split into various parts – the villa phase, the 6 star hotel phase, the
city “ Kasbah “ , the healing haven the retail and office phase which will include high spec duplex apartments and the plant nurseries. All phases are interspersed with botanical gardens and themed walkways dotted with
water features. The development will enclosed with its own 15 foot private wall that will be lit with Arabic style lighting and access to Al Barari will bring you underneath the wall to the security gates. The emphasis is very much on exclusivity and space and it is unlike anything seen before in Dubai. The entire development will be complete by February, 2009 in line with the whole of Dubailand. be two private roads provided for residents as well as the access from the Emirates Road, one leading to The Gate, DIFC, the other to Nad al Shiba. |
The Al Barari villas conception The villa phase consists of 300 villas built on 9.2 million square foot. This equates to only 18% built up with the remaining 82% as themed botanical gardens and
walkways. Each villa will be no more than 3 steps from a botanical garden. There are 30 clusters, or leaves, each having between 9 and 12 villas per cluster.
There are 2 large lakes within the villa phase that will have entertainment options around them.
There are 9 sizes of plot and 4 sizes of villa – the A, B, C and D type of which D is the smallest and A the biggest. They range from 5, 6 and 7 bedrooms excluding guest suites and studies.

The villas start at 10,000 square feet and have between 2 and 3000 square feet of terraces. Plots range between 10,000 and 17,000 square feet. They are toying
with the idea of constructing an Exclusive villa – a very large villa put on two existing plots. Prices for the smallest villa start at 10,500,000 AED and go up to 16
million AED. There are four choices of exterior and four choices of colour for each villa sold. The closest villa to the road servicing Al Barari will be at least 40 metres from the road itself. Price differentials between villas of the same type are purely down to the plot location of the villa. Prime locations are:
a corner plot a plot next to a botanical garden a plot next to the desert and the wildlife reserve an elevated plot
a plot next to one of the lakes.
Phase 1 is completely sold out and they are currently selling phase 2 which has limited availability on the better locations. Of the 30 leaves or clusters, phase 1 is
numbers 23,24,25,26,27,28,29 and 30. Completion is December 2007. Phase 2 is numbers 16,17,18,19 and 20. Completion is March 2008. Phase 3 will complete
in June 2008 and phase 4 in September 2008. There will be a premium of approximately 5% on each phase.
At the same time that they deliver phase 1 villas they will be completing phase 2 and this will be the same with consecutive phases, so there will be no building disruption to new residents.
